TAMPA, September 3 (Hypepotamus) - Like many aspiring entrepreneurs, Dean Scarlett was working a corporate 9-to-5 while pulling a second “5-to-9” shift. For him, his entrepreneurial drive kept bringing him into real estate.

Scarlett (in featured photo) spent years at Citi, rising to Deputy Director and Chief of Staff of its Cyber Intelligence Center. He then joined Coinbase, where he worked for four years in threat intelligence.

But this summer, he left that corporate 9-5 life to build a startup in real estate space. Specifically, he’s building DLAnalyzer, is designed to help more people evaluate and invest in commercial real estate.

How DLAnalyzer Works 

DLAnalyzer centers on a deceptively complicated question: Is this commercial real estate deal right for me?

“At the moment, that isn’t possible without decades of experience,” Scarlett explained to Hypepotamus. 

The DLAnalyzer platform shifts that, helping users understand the deal based on six pillars. Users can then upload an offering memorandum, or OM, for a commercial property. DLAnalyzer pulls relevant financial and property information from the document, asks the user to confirm the figures and evaluates the opportunity against that investor’s profile. The result is not simply a generic score. DLAnalyzer provides a personalized recommendation and explains the factors behind it. That means the same property could receive a strong recommendation for one investor and a “pass” for another.

DLAnalyzer officially launched earlier this summer. Its initial customers include individual investors and small investment teams.

The platform also has a product for commercial real estate agents and brokers. For investors, DLAnalyzer functions primarily as an underwriting and decision-support tool. For brokerages, Scarlett sees it serving as both a marketing tool and a way to connect properties with investors whose criteria align with a particular deal.

From Coinbase To Commercial Real Estate

Scarlett’s own experience with real estate started with fixing and flipping residential properties. Over time, that work evolved into holding more properties as long-term investments.

He credits much of his entrepreneurial outlook to his parents, who immigrated to the United States and invested in real estate as they built a life for their family. It was through their work that he learned first-hand that the United States “incentivizes business creation and real estate investment.”

Now, he wants to make commercial real estate investing more approachable to people who may have the capital and interest but lack years of underwriting experience.

The startup announced this week that it has raised a $1 million pre-seed round. DLAnalyzer has not disclosed the investors involved in the round.

Scarlett believes the platform could ultimately bring new investors and new sources of capital into commercial real estate.

There is an opportunity to “introduce new capital into the market that would have been on the sidelines before,” he said. “With strong adoption, I think we can see investors who wouldn’t have considered this asset class before now start putting money toward it.”
